- Manufacturing in Mexico
Key Takeaways
Jump to Section
Hermosillo is an established export-manufacturing market where current industrial availability is concentrated among several modern developments and Tetakawi’s Río Sonora Campus. For a manufacturer evaluating space here today, the questions that decide the project are building readiness, installed power, room to expand, and how much of the Mexican operating infrastructure you want to build yourself.
If you would rather skip to the practical part: three numbers and a date, square footage, connected load and target production date, are enough for us to tell you what fits.
A manufacturing base that is still attracting investment
Global manufacturers have built here for forty years, and the ones already here are putting new capital in now. The wider case for the city is in advantages of manufacturing in Hermosillo.
- Forty years of automotive manufacturing
- Ford’s Hermosillo plant has run since 1986, built its seven-millionth vehicle in June 2024, and produced a record 357,000 Bronco Sport and Maverick units in 2025.
- Global manufacturers are still investing
- In May 2026 GE Aerospace announced MXN 725 million for its Hermosillo plant, which machines compressor blades and turbine disks for the LEAP and GEnx engine families. Netafim opened a USD 20 million plant in the city in June 2026.
- Infrastructure is expanding with the market
- Hermosillo International Airport is in a MXN 1,076 million expansion through 2029, the largest in its history, with daily non-stop service to Phoenix.
76
manufacturing plants in Hermosillo with more than 100 employees (INEGI, May 2026)
36
of those employ more than 250 people
56,955
manufacturing jobs registered with IMSS at 31 August 2026
The names on INEGI’s register are the ones you would expect in a mature manufacturing city: Ford, Lear, Faurecia, Flex-N-Gate, Martinrea, TE Connectivity, Leoni, Latecoere, Amphenol, Stanley Black and Decker and Becton Dickinson. Electrical and electronics and transport equipment account for more than half of manufacturing employment, an automotive base that extends well beyond Ford into a substantial supplier network.
Is there a manufacturing talent base?
Yes. Hermosillo has an established manufacturing labor base, with 447,075 people employed in the metro area in the second quarter of 2026 (INEGI), and a technical and engineering pipeline aligned with automotive, aerospace, electronics and industrial production.
Sonora graduated 5,721 university-level engineers in 2024-25 (ANFEI, from SEP data). Hermosillo’s three main technical institutions, the Universidad de Sonora, the Instituto Tecnológico de Hermosillo and the Universidad Tecnológica de Hermosillo, all run mechatronics, industrial and aeronautics programs. And the city’s manufacturers train into that system directly: Ford runs a dual mechatronics program with the CECyTES technical high schools, and the state training institute added aerospace harness courses with Latecoere in 2026.
Whether a specific plant staffs on schedule depends on the roles, the shift structure, the pay position and the size of the ramp, which is why we ask for a headcount plan early. Recruiting, screening and workforce administration are part of what the Campus can carry for you from the first day, if you want them.
Industrial space available in Hermosillo today
Hermosillo is not covered by the public brokerage datasets that track Monterrey, Tijuana or Ciudad Juárez, so this guide works from building-level availability rather than a citywide vacancy estimate. The table is drawn from the Sonoran industrial parks association’s inventory, plus Tetakawi’s own Campus; INDEX Sonora counted about a dozen ready buildings citywide in March 2026.
| Location | Type | Listed available space | Approximate sizes | Status | What to verify |
|---|---|---|---|---|---|
| Río Sonora Manufacturing Campus (Tetakawi) | Manufacturing Campus, 210 acres | Three Class A buildings | 36,000 to 39,000 sq ft each; two combine to about 75,000 sq ft | Available now | Which of the three buildings fits your process and connected load |
| Vie Verte 2.0 Hermosillo (IAMSA) | Industrial and logistics park, north side | One building, divisible | About 170,000 sq ft, 22 to 27 ft clear | Existing, expanding | Divisibility, power contracted to the building, lease structure |
| PuertaNorte Business Park (Sonometal) | Industrial park near the airport | Two buildings | About 44,000 sq ft each, up to 31 ft clear | Under construction; first buildings complete | Delivery timing, utilities to the building, expansion within the park |
| Latitud Campus Industrial (Grupo Canoras) | Industrial and logistics park near the airport | One building | About 27,000 sq ft, 19 ft clear | Existing, expanding | Clear height for your process, docks, power |
| Desert Park | Industrial development, northwest side | Lots and planned buildings | Not published | Under construction | Infrastructure completion, delivery dates |
| Parque Dynatech Sur | Industrial park on the road to La Colorada, near the Ford plant | None listed | Not published | Existing | Availability by direct inquiry |
Prologis and Fibra Macquarie also hold buildings in the city, and brokers list individual properties. Industry sits in two corridors: the north side around the airport and the Nogales highway, and the southeast along the road to La Colorada, where Ford is.
Hermosillo therefore offers several ways to secure industrial space. The bigger question is not which building quotes the lowest rent. It is whether you want a conventional industrial lease, or a site where the building and the infrastructure you need to operate in Mexico come together.
Four ways to take a building in Hermosillo
Each route puts a different amount of the surrounding work on you, and each is a different answer to the same industrial space question.
- An existing standalone building
- Fastest when the building already fits your process. Depending on the owner and the lease structure, you may need to establish or coordinate utilities, permits, maintenance and other operating requirements separately.
- An existing building inside an industrial park
- Park infrastructure, security and access typically come with it; the scope beyond that varies by operator, and the building’s own transformer and connection are worth confirming. Several of the currently listed options are within industrial parks.
- New construction
- Right when no standing building meets your specification. The timeline depends not only on building construction but also on whether roads, power and gas are already in place, so ask about that before you ask for a rendering.
- A Manufacturing Campus
- The building, on a Campus Tetakawi operates, with what it takes to operate in Mexico already running around it: the Mexican legal entity, the IMMEX program, workforce administration and trade compliance.
Río Sonora: available industrial space
Three move-in-ready Class A buildings, 36,000 to 39,000 square feet each. Two of them combine into roughly 75,000 contiguous square feet. All sit on a 210-acre master-planned Campus, nine miles from Ford’s assembly plant and seven from Hermosillo’s international airport.
What makes Río Sonora different is not simply the building. A manufacturer can secure existing Class A space, confirm power and gas capacity, preserve room to expand and, if needed, launch using Tetakawi’s existing workforce administration, IMMEX program, compliance and cross-border operating infrastructure. Rather than assembling the real estate and the operating platform separately, the pieces are already together on one site.
| Item | Specification |
|---|---|
| Available now | Three move-in-ready Class A buildings, 36,000 to 39,000 sq ft each; the newest completed in 2025 |
| Contiguous option | Two adjoin into approximately 75,000 sq ft (about 7,000 m²) |
| Environment | Air conditioning, LED lighting, built for production |
| Electrical | 60 MVA Campus capacity; 7.5 MVA existing with feeders |
| Natural gas | High-capacity six-inch distribution line |
| Expansion | Negotiable first right of refusal on the lot adjacent to your building |
| New construction | Target delivery of approximately six months for qualifying projects, on roads, power and gas already installed |
| Site | 210 master-planned acres; over 7M sq ft of buildable capacity; gated, controlled access, CCTV |
| Location | Ford assembly plant 9 mi; Hermosillo International Airport 7 mi; Port of Guaymas about 80 mi; Nogales, Arizona crossing about 175 mi |
| Function | What is in place |
|---|---|
| Legal entity and IMMEX program | Tetakawi’s Mexican entity and IMMEX registration cover the Campus, so you can operate without forming a Mexican company first |
| Workforce administration | Tetakawi recruits and is the employer of record for the people assigned to your operation; you define the roles and skills and run the manufacturing |
| Import and export | Tetakawi is your importer and exporter of record in Mexico; shipments are declared under Tetakawi’s entity and IMMEX registrations, with carriers and brokers coordinated by Tetakawi. On the U.S. side, your company remains importer of record |
| Environment, health and safety | Permits, inspections and reporting administered on site |
| Cross-border logistics support | Tetakawi cross-dock in Tucson, Arizona, as a flow-through point for the Nogales lane |
The model is not new. Tetakawi has operated in Mexico since 1986 and supports more than 60 manufacturers and 22,000 employees across five Manufacturing Campuses. In an existing building, a client operation can be set up in as little as 30 days, the fastest it has been done, and a typical launch runs about three to six months from signing; equipment installation, validation and customer approvals stay on your own schedule.
Walk the buildings
Put your load and your date against real space
Bring your headcount plan, your equipment list and your customer’s required date. We will walk the available buildings with you, show you what is contracted for power and gas, and tell you what a new construction would take from your date backwards.
What matters more than asking rent
Hermosillo rents are quoted building by building rather than as a published market average, so compare proposals on the points below, as an annual all-in cost of occupancy for the same square footage.
- Power at the building
- What is contracted and physically fed to the building today, and what the transformer is rated at. Sonora’s statewide generation surplus is real, but site-level capacity decides whether your line starts on time. Connection timelines are project-specific; get them in writing.
- Gas and process utilities
- Line size and pressure at the building, compressed air, water supply and discharge.
- Building specification
- Clear height, floor loading, climate control, lighting, docks and column spacing. A building built for distribution is a different asset from one built for production.
- Expansion
- What is next door and whether you can hold a right to it.
- Total occupancy cost
- The structure the rate is quoted on (industrial rents in Mexico are usually triple net), what you pay on top of it, the currency, the exchange rate assumed and the escalation clause.
- Logistics and timeline
- Distance to the Nogales crossing (about 175 miles), the airport, the Port of Guaymas and rail. If launch timing is fixed, existing buildings with confirmed utility capacity reduce the variables that can delay occupancy.
What changes when the building is inside a Manufacturing Campus
Mexico is a proven manufacturing platform, and Hermosillo’s forty years are the evidence. A conventional industrial real estate decision answers one question about entering it: where will the factory operate? A Manufacturing Campus can also answer a second: how will it operate?
Real estate answers: where
Building
Land and expansion ground
Utilities to the building
Access, roads and security
A Campus can also answer: how
Workforce administration, with Tetakawi as employer of record
The Mexican legal entity and IMMEX program
Trade compliance and customs coordination
Environment, health and safety
Cross-border logistics support
Building and site maintenance, ongoing
In both cases you control your manufacturing process, equipment, product quality, production decisions and workforce requirements. What a Campus changes is how much of the surrounding infrastructure you have to build yourself before the first shift, and how much you can add or drop later without changing address. The teams that deliver workforce, procurement, environmental and trade compliance work on the Campus itself, not from an office across town.
If you do not yet have a Mexican entity of your own, Tetakawi can provide the occupancy and operating structure. You keep control of production. How that is documented is covered in our post on shelter services in Hermosillo, linked below.
Growth at Río Sonora works in three steps. Move into a standing building, or into the two that adjoin. Reserve the lot beside it through a first right of refusal, on terms set in your agreement. Then put up new construction when you outgrow it. Target delivery is about six months for qualifying projects, because the roads, power and gas are already in. What shelter services add at each step is in our post on shelter services in Hermosillo.
Five questions to ask about any building you shortlist
Put these to every site on your list and compare the answers side by side.
- What is contracted and installed for power at this building today?
- Not the park’s total and not a planned substation: what is contracted, what is fed to the building, and what the transformer is rated at.
- What is next door, and can I hold a right to it?
- Ask whether a right of first refusal on the adjacent lot is available, and on what terms.
- What is in the quoted rate, and in what currency?
- Base rent, common area charges, build-out allowance, term, escalation, currency and exchange rate. Get all seven before comparing proposals.
- Who maintains the building once you are in?
- Ask who is responsible for the roof, structure and utilities, and who answers when a building system fails.
- What runs around the building?
- Ask who handles recruiting, trade compliance and permits for an operation in that building, and where those people sit.
Common questions about industrial space in Hermosillo
How much industrial space is available in Hermosillo?
The Sonoran industrial parks association listed four move-in-ready buildings for lease in September 2026, about 284,000 square feet in total, and INDEX Sonora counted about a dozen ready buildings citywide in March 2026. Tetakawi’s Río Sonora Campus has three move-in-ready Class A buildings of 36,000 to 39,000 square feet in addition.
What does industrial space for lease in Hermosillo cost?
Rents are quoted building by building rather than as a published market average. Ask each owner for the rate, the lease structure, what you pay on top of it, and the currency and exchange rate assumed, then compare proposals as an annual all-in cost of occupancy per square foot.
Which industrial parks are in Hermosillo?
Vie Verte 2.0, PuertaNorte Business Park and Latitud Campus Industrial had publicly listed availability in September 2026; Desert Park is under construction and Parque Dynatech Sur is established near the Ford plant. Tetakawi’s Río Sonora Manufacturing Campus is a 210-acre site nine miles from Ford.
What is the difference between an industrial park and a Manufacturing Campus?
An industrial park answers where the factory will operate: building, land, utilities and access. A Manufacturing Campus can also answer how it will operate, with the Mexican legal entity, IMMEX program, workforce administration and trade compliance already in place. In both cases you control the manufacturing.
How long does a new construction take in Hermosillo?
At Río Sonora the target delivery is approximately six months for qualifying projects, because roads, power and gas are already installed across the Campus. A greenfield parcel with no utilities in the ground is a longer project.
Does Hermosillo fit your project?
